SPEAKER_00Well, I had a baby too. But I could have done it because my wife's a superhero. Kimmy really couldn't, because they need mamas. But Tyler's a waste of space. That's what I really think. That's what I was gonna say. Yeah. But no, life has changed a lot since we last recorded.
SPEAKER_03For sure.
SPEAKER_00We brought some lives in.
SPEAKER_03You guys did. I didn't do anything.
SPEAKER_00Well, tell me something that has happened over the last five months. Hmm, let's see.
SPEAKER_03Not a lot. I've just been business as usual. Business as usual. Yeah. I was just watching you guys do your life.
SPEAKER_00That's fine. It's really boring. I'm not gonna lie. But it's really fun at the same time.
SPEAKER_03Yeah.
SPEAKER_02I'm not bored over here.
SPEAKER_03No, but babies are a big deal around here though. There's a lot. I think I spent most of my time telling people cool when they've been like, did you know Kimmy brought her baby in today? Do you know Tanner brought his baby? I'm like, cool. Yeah. That's what I spent the last five months doing. Just telling people cool.
unknownGood. Good.
SPEAKER_00That's why people think you're in meanie.
SPEAKER_03A meanie? Yeah, because they don't do jumping jacks and people bring their kids together. You don't say, oh. No.

SPEAKER_00Kimmy, how are we doing?
SPEAKER_01We're good.
SPEAKER_00We're reaching the microcrust. Why do we not have a microphone, Tanner? Because someone borrowed it and well, they didn't really borrow. If it was borrowed would be here. They just took it and didn't give it back. To their defense.
SPEAKER_02I've been gone for four months.
SPEAKER_00Kimmy's been gone forever. And so I told them they could borrow it, but it hasn't been back. I know you can't see. Kimmy looks great, by the way. Kimmy does look great. Yeah, she hasn't had her coffee. She's sipping on it now. She'll be good by the end of the episode.
SPEAKER_02We'll see.

SPEAKER_03People can't see, they don't know. Oh, that's so true. People know Tanner's not giving up. Come on. No, he's not giving up. Or for listeners know Tanner does not been given up.

SPEAKER_03Yeah, thank you. Very nice of you to say. Cheers on the prowl. Not. Not. Not on the prowl. Um anyway. Today. Today. Obviously, I think we could probably spend the entire segment talking about what we've been doing for the last five months, but I don't think anybody would care about it. I can go month by month if you want. Nobody cares. Week by week, but I don't think anybody really cares. I think what's interesting to talk about today would be the slum the summer slowdown or the great summer distraction. Oh. As we call it in real estate. Because it happened earlier than ever this year. It did. Way earlier. Usually we have today is what, the 16th, 17th, 16th? Usually we have a couple more weeks. Usually we have a couple more weeks, but I feel like it happened almost at the beginning of June as opposed to the end of June. Yep. Which is when it normally happens, which I think is pretty fascinating.
SPEAKER_00Can you kind of explain what you're talking about with the summer slowdown?
SPEAKER_03Yeah, the summer slowdown. Um summer slowdown happens every year in July when it seems like more of a distraction is when people get out of school, all the kids get out of school. Everybody that's been trying to move are have done it before school gets out. Yep. And then the people that uh also have kids typically stop selling, putting your house on the market because they're so distracted with vacations and and lakes and pools and all that, all that stuff going on in the summer sports, concerts, whatever you want to call it. So it's pretty fascinating. That's a summer slowdown, but I always tell people it usually happens July 4th. And um some price points are insulated from that, but the majority of like the Blue Valleys and the Shiny Missions and those people that are looking for school districts, they pretty much shut down July, in my opinion, typically July and August, and then September, uh, October, things pick up.
SPEAKER_00And then it goes back down November.
SPEAKER_03Yeah. Yeah. So it's pretty interesting. So I would be curious from from your standpoint, we don't need to talk about the market. Everybody understands that we don't talk about the market. You from your standpoint, like as a lender, what you're doing during this time, because I know your your applications are down.
SPEAKER_00Yeah. Right? Yep. So yeah, you're exactly right. So people always are like, oh, well, you're busy because they see what your June numbers or June closings and June houses look like. Well, June is super busy. Why? Because it takes 30 days to buy a house, which means your April, May, and or before that, March, April and May are super busy with people applying, looking for houses, finding the house, then closing. And so our June is super busy with contracts, but where lenders spend most of their time is when people apply and going through the buyer consults. That's where we spend a lot of our time. Those are down drastically. When I say drastically, probably 30% from the spring market, 30 to 40 percent. We usually see a slow down, but like you said, it's usually July when it slows down. Well, mid-June for us is when it starts to slow down applications-wise, and it slowed down Memorial Day the week before Memorial Day, honestly, right when school ended, graduation time, it slowed down this year, and so I'm not sure if it is timing in the market, I'm not sure if it is my clientele went from first-time homebuyers to people with kids in every single activity. Um, I don't know, I don't know exactly what that is, but there's definitely been it's a 30% drop in application-wise. Um, for instance, this will be a good example. Last week, we usually average 10 two applications per working day. So 10 applications a week. Uh, we had four, and they were not very good ones. And so it's like we are drastically slowed down from where we were a month ago to two months ago almost. So I don't have a reason why I don't know why. I don't everyone around me is the same way. I reached out to lenders all over the city, all the top, literally the top top five, three of the top, four of the top ten lenders in Kansas City I reached out to all different companies. Every one of them's feeling the exact same way. The June numbers look great because that's pro previous. Now it's like, oh gosh, we're slowed down. But then it's weird, and then you see some houses that still go way over asking because it's the one cue house scenario. So I don't have a reason. Do you have a reason? Yes, I already told you the reason. Let me hear the reason.

SPEAKER_00Summer.
SPEAKER_03It's just distraction. People are distracted.
SPEAKER_00I think my clientele, yeah, I think my clientele kind of shifted or got older as I got older. And I can see that now. Of I can even feel it. It's hard with kids and running around and moving. Even if you don't have kids, it's like, dude, this is summer. Like you're gone most people are gone most weekends. People are gone looking at going, like I said, concerts, the World Cups in town, going to different games, activities. It's just busy.
SPEAKER_03Yeah.
SPEAKER_00And everyone's busy. I don't care what anyone says, oh, I'm not that busy. Everyone's busy. So everyone's distracted. I won't say everybody's busy.
SPEAKER_03Yeah, true.
SPEAKER_00Everyone likes to think they're busy.
SPEAKER_03I hate my biggest pet peeves when people say they're busy. I do too. I hate that. What does that even mean?
SPEAKER_00I hate that more than anything. Because anytime you ask, like, hey, how you doing? Oh, so busy. Right. That irks me so much. That would be I could go on a whole tangent on that. Or when someone's like tries to up you by being busier than you. Yeah. I'm like, congrats. You want a prize? Or they'll say they're out, they'll say they will outwork you in anything. I'm like, cool. Yeah. Dude, it drives me nuts. Are you? Do you know what I'm talking about? Yeah. Yeah. There's a certain person that that's how they pride themselves. I'm so busy. You think you're busy, but I'm busy.
SPEAKER_02I'm like, grow up. Cool.
SPEAKER_03It's that's the thing in real estate, too. I'm gonna go off on a tangent here. But um, I remember one time, this would have been like five years ago, there was another agent that I started with, and her business had had like skyrocketed one year. And I'm like, what are you doing? Like, what and realtors across the board cannot cannot put pen to paper as to why their business is the way that it is. I'm I'm fairly confident in that. I was like, what do you what have you been doing like to get so much business? And she's like, uh oh, I just put my nose to the grindstone and work hard. I'm like, what does that even mean? Can you just say you know a lot of people and then be done with it? But like, what does even working hard mean? Yeah, it just drives me crazy. Like in real estate, it's even the worst because people if you don't say that you're busy, then people.
SPEAKER_00No, I actually I'm good. I'm I'm done by 3 p.m. every day. It's like you suck. Yeah, you, your business cannot grow.
SPEAKER_03I I legitim, I remember that it's so vivid in my mind. And when that happened, I'm just like, this is the dumbest answer. And I've just recently gotten back on Facebook because I wanted to get on a Facebook marketplace, and um, it populated some groups, some auto-populated some groups for me to follow that are in like the real estate industry. And it's so funny because people are always like, people will ask genuine questions like, hey, what I'm I'm really slow. What would be a good side hustle for for like a realtor to make a little extra income during some of the slow months? And all these people are commenting, like, work harder, sell more houses, close more deals, and it's like it's like make your phone calls. And I'm like, cool, make phone calls to who? I could call everybody in my phone book, right? And everybody's gonna be to say the exact same thing, right?
SPEAKER_00Right.
SPEAKER_03I mean, for the most part, but yeah, I know you're gonna be. Why would I move? My rate's three percent. Why am I gonna move? I'm I'm going on summer vacation, I don't need to move. Like, yep. Anyway, nope, yeah, dude. That's a tangent. We'll both tangent on it.
SPEAKER_00It is because that's what's you get prided in that in real estate. Yeah, it's like, oh, you're so busy. It's like great, that means your systems suck. Like, no one wants to be busy, bro. Right. Anyways, yeah. That's I'm tangent.
SPEAKER_02Yeah, your system suck.
SPEAKER_03Okay, so we're slow. Yep. Let's just say it. Well, well, I've admitted, I'm slow. Yeah. You guys know my story. I'm very slow this year. My business is down way down from from last year, which is fine. But what are you doing? I'm curious what you're doing as a lender or what you would then uh number one, what you're doing as a lender to to fill your time. And it doesn't have to be work-related, it could be like, yeah, spend more time with family, whatever. Uh, number two, like buyers during this time, because right now mostly everybody that's buying is is a new home buyer. Um, at least that's true. Where I'm at. Yeah. What are you telling them during this time? Yeah. So two-part question.
SPEAKER_00All right. So number one, as a lender, what am I doing? So I'm just putting my nose to the to the stone and grinding. Putting my nose to the stone and grinding. I am making the stupidest thing. I am making calls. I am grinding. What? I'm just working so hard. I work so hard. Snorting.
SPEAKER_02Yeah, you were snorting.
SPEAKER_00Listen, guys. Uh no one outworks me. Especially during slow times. No, uh, it's funny you asked this because I just had a conversation just last week. Um, I was talking to someone in the office, and I they're like, what's changed? Like one thing that I will say I pride myself on is I learned early on that in this industry there is so many ebbs and flows. Like when you're busy, it can be busy. Like you're working a lot, you have people to get back to old things. Um, but there's also times where your phone's not ringing and it's 1 p.m. and you're trying to figure out what to do. And what I've realized, what I do during these times is I make checklists every day of what I need to accomplish. If it's bettering my business, if it's meeting with someone, if it's meeting with Kimmy to do marketing events um or do anything marketing, I make a to-do list of five to ten things every single day that I can check off. And as soon as that list is done, then I move forward. And when I say move forward, I may go home and play with my kids at one o'clock in the afternoon and not feel bad about it because I got my whole list done because I know that's better in my business. That's a that's seven years in the business now. I used to not be that way. I used to freak out every second when something's not when something's not good. But now I'm like, okay, I can actually be fine with working four hours or five hours today because I know it's gonna come back if I continue to do these items on my checklist, which is doubling down on uh when I'm during these times, it's like renewing my systems, like going through all my people that I haven't updated in my behind the scenes work. Um, having planning large events throughout the year, so then when the time does come for those events, it's not stressful because we've planned it during our slow times. Um if it is going in and really my main thing right now is cleaning up our database and getting stuff from 24, 25, 26 close clients, getting all that in. We just had a big event that had 500 over 500 people there last month. We have another event in August. It's planning for the busier times because right now, let's be honest, people in our in the industry as a lender, you get told, oh, go meet with realtors, go meet financial advisors, go meet with people, get coffees with them. I don't want to get coffee with people during the summer unless it's like I do have time, right? Right? Like if it's a friend, that's one thing. But uh nobody wants to set up random meetings, so I'm not doing that right now. I do all those in January, February, March. Um right now it's just cleaning up the database, cleaning up getting everything down in, planning events, doing doubling we do more marketing now than when we're slow. Anytime we're slow, Kimmy's like, I work so much because we double down on marketing. Or and then it's honestly during the summer, I'm okay. My hours right now are sporadic, but my actual hours in the office are around nine to three. And I'm okay with that because I'm picking out my son and playing outside for three hours, and I'm gonna embrace it, you know?
SPEAKER_03So uh that didn't really answer much of your question, but well it did actually answer part one pretty yeah. Well that's my part one. Uh what was part two? Like, what would you be telling buyers? So buyers, the buyers at this point in time are probably a little frustrated and they're just kind of like, man, we're only seeing like one house every two weeks, three weeks maybe, because there's not much coming on. Yeah, so so is there is there anything that your advice you're giving them during this time for them to say, like how they can stay focused, how they can stay engaged?
SPEAKER_00Great question. So uh yes, I tell buyers two things. One is hey, that very that super cute house in Overland Park, if you're a first-time home buyer, is going to have multiple offers no matter the time of the year. Just be ready on that. If that's your only wish list, just be ready. It's gonna stay crazy, even if it is that. When it's not, and if you have uh your spread out where it's slow down on inventory and you don't see as many houses, that is okay during these months because you can sometimes find deals that you couldn't find two months ago. Um, for instance, I have one I just got off the phone with an agent as I was walking in here. We're bidding $350 on a $365 listed home that would have gone for $370 a month ago. So it's like you can find deals if you are patient and find the right one and are willing to look at a house. Just because a house sits for five to seven days doesn't mean something's wrong right now. Right. Which is hard for people to wrap their mind around after the last two months because they don't see that they drastic shift that we've seen coming with application rates before. So I kind of tell them, hey, if you were trying to find a steal in real estate, look right now. Look over the from now until end of July, and you can find a steal.
SPEAKER_03Yeah.
SPEAKER_00And that kind of keeps people engaged because like, oh, everyone's a everyone wants to feel like they won, right? And if you can keep people feeling like they won, then they're usually engaged still. And I tell them don't lose hope. Because there's always when the house isn't meant to be, it's meant to be.
SPEAKER_03I would agree with that, yeah.
SPEAKER_00So what about you? Which part? Same question.
SPEAKER_03One, what do you do to keep busy? Yeah, so I I do a lot of I mean, I'm always I'm always doing um tinkering with my with my business. You do like marketing and stuff.
SPEAKER_00So I want to give you props on that real quick. You're one of the best I know at uh actually working on your creating on your own business, like working on business, not just doing work, which a lot of us fall in the trap of feeling busy is just doing work, not actually building a business. Yeah, you're really good at building a business.
SPEAKER_03Yeah, and that's that's part of like what I love doing right now is I'll go to a coffee shop and legitimately just work for a few hours, and I'm I'm trying to see where I can make some improvements or make some changes. And part of that too is not necessarily everything has to change, I just enjoy that process. Yeah, like I enjoy change, I enjoy updating things. So I spend a lot of time doing that. Um, and I also spend a lot of time on like my outer hobbies. I'm I'm one of those people that learned several years ago to take advantage of the slow times because of the ebb and flows. I used to freak out, yeah. And um, you know, I think I think I've learned that that embracing this time to do the things that you normally don't have time for is super important. So, quite honestly, like I'm playing a lot of golf. Yeah, I'm working on my house. Um I think you guys know, like I love I love doing stuff like eBay. Yep. And so I've been doing that quite a bit uh to fill my time because I'm doing the things that I really, really enjoy that I don't always have time for. So that's that's kind of one of the big things. Um, but I also have like this is this is when I have a lot of ideation when I have time to sit and think. Oh my god. I think I've had about 16 different business ideas in the past month. I think you came to me with like four or five.
SPEAKER_00I'm like, yeah, dude, I'm in.
SPEAKER_03I know I'm such an ideation guy, like not much of an execution guy, but I have a lot of really good ideas. So if you want to have any idea, if you need any ideas, you just give it to me. But um, but no, I think it's I think it's fun to work on those things. I think it keeps you engaged, keeps your brain going. Yeah. So some of them, I know some of them never nothing ever happens with them, but that's not necessarily the point. Right. It is just staying creative and not being complacent. So that's a big thing for what I like to do during slow times. Yeah, the summer distraction. Um also the sum do vacations. Like I'm doing my Yeah, you leave next week? Yep. Yep. So I'll be gone like Wednesday to Wednesday this week. Oh, so you leave tomorrow. Well, I've got my big tournament, like my big golf tournament. Yeah, yeah, yeah. My my three-day golf tournament. So um, I'll do that. But I I treat it as a vacation, like I'm out. Yeah. Um, and then I leave for Virginia on Sunday. Yeah. So uh but for my clients, this is the time I tell them like don't be the don't be the person that's distracted. Um because there are opportunities during the summer, and I think that that most people get lost also in the lake weekends and the pool weekends and all that stuff. It is like, go have your fun. But so many people are doing that. Your competition is going to be less. I firmly believe that for this two-month time. Okay. And so don't get distracted. Like if if you truly want to find a house, maybe we're not going to the lake every other weekend. Maybe we're not taking full days off to go to the pool. Like, maybe there's let's let's let's make sure we have time to be able to see houses because to your point, like I do think competition is way less. I mean, I hear it all the time from people. I mean, I've I've I have somebody um that reached out to me like I don't know, two months ago that wanted to start the home buying process. And literally, like every time I text them, there's something going on like we can't meet, we can't meet, we can't meet. And I'm just like, man, what an opportunity this is to start the process when you're not going completely crazy. And it's just they're distracted, and um, which is fine. Summer's the time to right. We do it too, we just said, but that just would be would be my advice.
SPEAKER_00Yeah, if your house is the priority, then make it a priority. If not, then it's fine. We're gonna just say it's time for vacation, I'm doing things. But right, if your house is the priority, just make it the priority.
SPEAKER_03Yeah, because I do think there's there's opportunity to be had. Yeah, but you just have to be willing to put yourself in that position. And also, I think I think buying house, especially right now, like it's similar to dating at some point in time where it's like, let's change our parameters. Like now's the time to not be overwhelmed, let's change our parameters. Maybe we don't need a guy that's 6'4. Like maybe we're okay dating guys that are 5'10, right? Like shout out. Like maybe we don't need that finished basement, right? Like, now is the time. I'm serious, like now is the time that that you can that you can kind of like expand your search a little bit and it not be, oh my god, that just added 68 homes to our search. It's like let's look at things that maybe we we've missed out on. Now's the time to refine that. Not not refine. I'm saying like open it up. Open up your eyes. Let's have different different perspective from what we're looking for and see if something something happens.
SPEAKER_00So I don't know what's like to date, so I haven't dated in 15 years.
SPEAKER_03Oh my god, we get it. We get it.
SPEAKER_00I'm happily married.
SPEAKER_03Yes. We all we all marry our high school suite. Or was it college?
SPEAKER_00High school.
SPEAKER_03High school.
SPEAKER_01Middle school.
SPEAKER_00Pretty much. No, freshman year high school. Okay. Good for you. So happy for you.
SPEAKER_02So buy the house. This summer, go buy a house.
SPEAKER_00Kimmy, we're talking to you.
SPEAKER_02I know, fair.
SPEAKER_03Yeah, talk about distracted.
SPEAKER_00Yeah, having babies and stuff.
SPEAKER_03No, it's it's it's a very interesting time of year, but even with other with other realtors, I think what's what's interesting is um I think people also get distracted. And I I think I think sometimes people use the winter months to do or the beginning of the year to do um all the processes and checklists and all the things to update when it comes to their business. But man, I my business isn't like this is when I'm slow. Right. It's these two months, like December and January. I feel like everything's starting to pick back up. And that's when I'm actually really busy. So then those things that I want to do differently for the year then get pushed. Right. It's like, oh, I guess I'll do it next year. I guess I'll do it next year. But I think now's the time for people to really call.
SPEAKER_00Yeah, January people kind of have the checklist of I'm gonna buy a house this year, let's start reaching out doing things. Yeah. Uh December's just December. You're always it's Christmas time, dude. You're swamped. But that's a good point.
SPEAKER_03But I also don't have kids, so I'm I know that people are probably like, what an idiot. We don't have time in July. But no.
SPEAKER_00Yeah, not me since. So well.
SPEAKER_03Yeah, there's the the the great summer distraction.
SPEAKER_00The great summer distraction. All right, let me ask you this and then we're gonna end. When would you say the best time to buy houses? Don't say the cliche when it's right for you. I figured you're gonna say yesterday.
SPEAKER_03That's the cliche answer.
SPEAKER_00That is that is the most cliche yesterday.

SPEAKER_03Yesterday. Buying a house, I think is there's I don't I don't believe in um time frames. Time frames on buying a house. Selling a house is different.
SPEAKER_00Yeah. That's a good point. Buy you're so right.
SPEAKER_03Yeah, right. I do tell I do tell people, I do think that there is a difference in competition. Oh yeah, duh. And I've told people like I always tell people before too, when people start to slow down during the or lose engagement or get distracted over the holidays. I'm like, now is the time. Now is the time because you are going to find a good house during these slow months that you're not gonna have to compete on or go as crazy as you normally would. Yep. But that was my point. Like people get distracted and then they miss those windows of opportunity. So I don't necessarily know that you're that you're going to get well, a better deal is subjective, but is that the right term? Subjective. Yeah. Yeah. A good deal is subjective. I think that you're you're you're drastically down on competition during this time.
SPEAKER_00That's a good point.
SPEAKER_03So, um, but yeah, I had a guy that wanted to list a house, and I'm like, you're waiting until July 9th. Like you're just told no, there is no reason to list that house the week before the week after 4th of July.
SPEAKER_00I just told someone that yesterday. So say exact same thing. I said the exact same thing. I was like, look, man, he's like trying to rush because he wants to get in and get this down payment and do a recast, and like he's like, I don't want to double up, blah blah blah blah blah. My dude, you are gonna you're it's pennies on dollars of listing July 2nd versus July 9th. Like, wait till the ninth because you will lose money. Yeah, like why? Why what's the point of rushing to get done on the second in having it sit for nine days versus just putting it on new the week later? So I agree.
SPEAKER_03I mean I I do I do think too, like of course he called me and was like, hey, we're gonna rent our house out, we're not gonna sell anymore. So I think that's pretty much what what happens, but but um yeah.
SPEAKER_00Well, that's a good summer show. I like it.

SPEAKER_00Summer slowdown, yeah.
SPEAKER_03We're we're back to doing this a lot more. I'm sure people are probably like, yeah, right. We've heard this like six times.
SPEAKER_00No, we're back.
